At Tormey Lee Auctioneers our aim is to sell your house with the minimum amount of inconvenience, at the maximum price and that is exactly what our service is designed to achieve. We’ll help you through the entire selling process, offering you professional, straightforward advice at every stage. It is probably for most the largest single transaction they shall make so let us take the strain.
If you have not sold a house before it can be a daunting process, our aim is to simplify that for you. Below we offer a step-by-step guide explaining the various stages and procedures.
The most important part of any sale is the valuation. We will provide you with an accurate valuation of your property based on comparisons in the market and as close as possible to the price we believe we can achieve for your property. Our experienced staff know the local area and its property prices extremely well, and understand the dynamics that affect them. In achieving the optimal price for your property we will take many factors into account, including current and anticipated demand, prices achieved for similar properties and proximity to local amenities, motorways, airport and Dublin city.
We shall agree an appropriate marketing strategy with you, offering a range of options tailored to achieve your sale objectives.
As a minimum our marketing of your property will include the erecting of a "For Sale" board, the preparation of quality colour sales brochures and the display of your property in our office on our website www.tormeylee.ie, www.daft.ie and www.myhome.ie. Once your property is on the market, we will continue to deal with the sale in a proactive manner, contacting you on a regular basis with all developments, such as notes of interest, enquiries etc. By monitoring levels of interest we can give you an update of how your property is progressing in the market and advice you accordingly.
To the best of our ability we give you 24 hours notice of all viewings. We carry out as standard 100% accompanied viewings of your property. The viewing process is very important; we gather information from buyers to establish their position to purchase the property. On our 'Preparation' page you will find details on how best to prepare your property for viewing.
If you are buying, the first stage in the process is to “note your interest”. In effect this means that you will be given the opportunity to make an offer for a property although this can not always be guaranteed. We always check out a buyer before we confirm an offer. Do they have a house to sell? Is there a chain? Do they have the necessary finance in place?
We’ll keep in touch regularly, ensuring you are kept up to date, and work with your lawyer to monitor the progress of your sale to ensure it is running smoothly. Along with your conveyancer, we’ll help you arrange exchange of contracts and set a completion date for the sale.
At Tormey Lee Auctioneers we want you to be 100% happy with the service you receive, much of our business is through client recommendation “word of mouth”, we want you to use our wide range of services again and again, and this is an aim we successfully achieve.
